Application Screening Criteria


Reaton Property Managements Screening Policy

Reaton Property Management, including its employees, is committed to following the letter and spirit of all federal, state and local fair housing laws by respecting the diversity and differences within our customer base by providing equal professional service to all, without regard to race, color, religion, sex, handicap, familial status, national origin or other protected status contained in state or local statutes.

Reaton Property Management reserves the right to approve or deny any application whereby the following criteria is not met.

Reaton Property Management requires all residents 18 years of age or older to apply for residency. In an effort to help you understand the manner in which we evaluate your qualifications to become a resident and to assist you in determining for yourself whether you qualify prior to submitting an Application for Residency, the following are Reaton Property Managements basic policies and procedures. Any person of legal age may submit an Application for Residency. Each application will be evaluated in a fair and uniform manner based on credit worthiness, including but not limited to income stability, negative rental or credit history, background and criminal history. The processing of each application includes pulling a credit report, a complete criminal background check and verification of references. Providing false, incomplete or misleading information in the application may be grounds for disqualification and rejection of the applicant. Only the applicant's status regarding these issues will be evaluated. Reaton Property Management will not take into account any status protected in its Fair Housing Policy.

In this regard, Reaton Property Management requires the following:

Identification

All applicants 18 years of age and older must provide government issued identification in order to verify the identity of the applicant. If no photo identification is available, an applicant must provide sufficient proof to verify identity.


Application

Only those 18 years of age or older, who will reside in the property, may complete and sign Reaton Property Managements standard residency application. In the event a lease guarantor is necessary, the guarantor must complete a full application, pay the application fee, follow this policy and agree to its terms. Only full-time students are eligible to have a parent or legal guardian lease guarantor. Verifiable proof of full-time student status is required.

Incomplete or falsified applications will not be accepted for further processing. Large print applications are available upon request.

Reaton Property Management charges a $75.00 non-refundable fee for all applications. If the application meets all guidelines, Reaton Property Management will accept the application and proceed to consider the applicant's qualifications for residency.


Credit Verification

Once an application has been accepted, Reaton Property Management will run a credit check on the applicant. Reaton Property Management requires a credit score minimum of 600. All data we receive and use to screen applicants through the screening provided by RentGrow, Inc. is subject to the Fair Credit Reporting Act of FCRA (15 U.S 1681 et seq.).


Income Verification

Once an application has been accepted, the applicant must provide employment history and sufficient and verifiable proof of current income, including but not limited to two recent pay stubs, a letter offering the applicant employment, a letter verifying remote employment, bank statements, etc. An applicants monthly gross income (or combined income if more than one applicant are applying together) is required to be at least three times the monthly rent of the property they are applying for.


Residence Verification

Once an application has been accepted, the applicant must provide a listing of places the applicant has resided over the previous five years , and include any instances where the applicant has been evicted from that particular residence. Owing a balance to a current or previous landlord or having been evicted within the last five years is grounds for automatic denial.

Following a review of the information provided above, Reaton Property Management will notify the applicant in writing whether the application was approved or denied. Availability of units is based upon a first-come, first-served basis. <3p>
